8 Signs You Need a New Roof on Long Island

By Greene Group Construction Corp ยท Nassau & Suffolk County Roofing Experts

Damaged roof shingles showing signs of wear on Long Island home

Long Island homeowners deal with some of the toughest roofing conditions in the Northeast โ€” nor'easters, coastal humidity, salt air, and hard freezes. Knowing when your roof is sending distress signals can save you from a catastrophic interior water damage event and a far more expensive repair bill.

Here are the 8 signs we see most often during free inspections in Nassau and Suffolk County that indicate it's time for a new roof.

01
Your Roof Is 20+ Years Old

Most architectural asphalt shingles in Long Island's coastal climate last 22โ€“28 years. If your roof is approaching or past the 20-year mark, even if it looks okay from the ground, it is nearing the end of its reliable service life. A professional inspection will tell you exactly where you stand.

02
Curling, Cupping, or Missing Shingles

Shingles that are curling at the edges (cupping) or bending upward in the middle (clawing) have lost their flexibility and are no longer sealing properly. Missing shingles โ€” even a few โ€” expose your roof deck directly to rain and wind. Either condition means your roof is vulnerable to the next storm.

03
Granules in the Gutters

After cleaning your gutters or during heavy rain, check your downspout runoff. If you're seeing significant granule accumulation, your shingles are shedding their UV-protective coating. This accelerates deterioration and is a reliable indicator of an aging roof.

04
Water Stains on Ceilings or Walls

Yellow or brown rings on your ceiling or walls are evidence of active or past water intrusion. Even if the stain appears dry, the moisture may still be trapped inside your wall or ceiling cavity โ€” creating ideal conditions for mold growth. Don't ignore these. Call for an inspection immediately.

05
Sagging Roof Deck

A sagging or drooping appearance in your roofline is a serious structural warning sign. It indicates your roof deck has absorbed moisture and is rotting, or that structural supports are failing. This requires immediate attention โ€” a sagging deck that fails can lead to roof collapse.

06
Daylight Through Attic Boards

On a sunny day, go into your attic and look up. If you see pinpoints of light coming through the roof boards, water and cold air are getting through the same gaps. Also check for moisture, dark staining, or frost on the underside of the decking.

07
Damaged, Missing, or Rusted Flashing

Flashing around your chimney, skylights, vents, and roof valleys is one of the most common sources of roof leaks. On Long Island, salt air accelerates flashing corrosion, particularly on bay-front and oceanfront properties.

08
Algae Streaks or Moss Growth

Dark streaks on your shingles are caused by algae feeding on the limestone filler. Moss and lichen cause more serious damage by lifting shingle edges and trapping moisture against the deck. Long Island's humidity makes this a very common issue.

Important: Seeing 2 or more of these signs simultaneously is a strong indicator that repair is no longer cost-effective and replacement is the right decision. We'll always give you an honest assessment โ€” if repair will do the job, we'll tell you.
