New York law requires mold assessment and remediation to be handled by two independent companies. Here's how that plays out on an actual project, start to finish.
Before any work begins, we review the remediation plan prepared by an independent, NYS-licensed mold assessor, a company separate from Greene Group, as New York law requires.
Mold returns if the underlying problem isn't fixed. We identify and address the roof leak, plumbing failure, flooding or ventilation issue driving the growth.
The affected area is isolated with poly barriers to stop spores from spreading to the rest of the home during removal.
HEPA-filtered air scrubbers run for the duration of the job to capture airborne particles and hold the containment zone under negative pressure.
Contaminated drywall, insulation and other unsalvageable materials are removed and disposed of per protocol, not cleaned and left in place.
Remaining surfaces are HEPA vacuumed, wiped down and cleaned and treated according to the remediation plan and applicable industry standards.
The same independent, licensed mold assessor returns to inspect and test the area before containment comes down. We don't clear our own work.
Once you have a passed clearance report, we rebuild (drywall, insulation, ceilings and finishes) so you're not left coordinating a second contractor.

Recent project: Hampton Bays, NY, April 2026. A roof leak had gone undetected long enough to grow mold in the attic. We removed the contaminated materials, addressed the moisture source, and cleared the project with an independent NYS-licensed mold assessor before reconstruction.
It depends on the cause. Mold from a sudden covered water event such as a burst pipe is often covered, though many Long Island policies carry a mold sublimit of five to ten thousand dollars. Mold from long-term humidity, poor ventilation, or deferred maintenance is typically excluded. Documenting the water source early is what determines coverage.
Bleach is not effective on porous materials. It lightens surface staining while the mold structure survives beneath, and the water content can feed further growth. The EPA suggests homeowners may handle areas under roughly ten square feet. Anything larger, anything involving HVAC, or any mold following a sewage event needs professional containment.
Most residential projects run three to seven days, covering containment, removal of affected materials, HEPA filtration and cleaning, anti-microbial treatment, and drying. Post-remediation clearance testing adds another two to three days for lab results before reconstruction starts.
Greene Group performs mold remediation, not the independent mold assessment on the same project. When testing or a written remediation plan is required, we coordinate with a separate NYS-licensed mold assessor. That independent assessor can also perform post-remediation clearance testing.
Some molds, including Stachybotrys chartarum, may produce mycotoxins under certain conditions, but mold cannot be reliably identified or evaluated by color alone.
Because the moisture source was never corrected. Mold is a symptom, not the root problem. Recurring attic mold on Long Island usually traces to inadequate ventilation or a roof leak; recurring basement mold to hydrostatic moisture or humidity. We correct the source as part of the remediation.
